Standard SOW included in our pricing
• Site visitto assess the Property’s readiness for a Spacial ADU.
• Prepare and submit the permit plan set to the local authority having jurisdiction (AHJ) such as the city or county, including AHJ permit fees
• Fabrication of the ADU.
• End-to-end project management services
• Prepare the site to receive the ADU:oTrenching (water, sewer line, electrical, internet) up to 150 lineal feet through dirt.oSlab on Grade Foundation
• Deliver and install the ADU on the Site:
• Crane delivery up to 100 feet
• Final touch ups including: Connect ADU to existing utilities, Built steps up to the entry ways, Clean up site and remove construction debris, Obtain Certificate of Occupancy (COO)
• Limited warranty: 1-year fit and finish, 4-year plumbing and electrical, 10-year structural

Assumptions
• Site is flat and clear of obstructions including concrete (i.e. no demo and/or off haul is required)
• Standard soil conditions exist and will allow Spacial’s standard foundation system
• Home is not in a geohazard zone
• 150 feet of dirt trenching is sufficient for utilities
• Trees in the footprint of the ADU and in the path of the crane are clear
• Crane can be placed less than 100 feet from the ADU location
• Home’s existing utilities are sufficient for an ADU, and water, waste water, and electrical will interconnect into the primary residence
• No powerlines obstruct crane delivery•Standard truck and crane can reach the site
• No additional parking stall is required
• Customer will provide a current title report
• Customer will work with their HOA or similar governing body, if applicable, to approve the ADU and its placement•No landscape architect plan required
